Terms & Conditions
1. BOOKING
1.1. Confirmation
A booking is confirmed only after we receive your deposit payment and issue a written confirmation.
1.2. Accuracy
The booking details in the confirmation will be final. Minor errors or omissions do not constitute liability.
1.3. Guest Numbers
The booking total is based on the cottage, not on guest numbers. Changes in the number of guests will not affect the price. The maximum occupancy of the cottage is 10 persons.
2. PRICES
All prices are in Japanese Yen (JPY) and include 10% Japanese consumption tax.
3. DEPOSIT & PAYMENT
3.1. Deposit Requirement
A deposit is required before a booking can be confirmed.
3.2. Winter Bookings (Check-In: 1 December – 31 March)

If confirmed more than 30 days before check-in: 30% of the total is due by the specified date (non-refundable).

If confirmed 30 days or fewer before check-in: 100% of the total is due by the specified date (non-refundable).

The remaining balance must be paid no later than 30 days before check-in.
3.3. Summer Bookings (Check-In: 1 April – 30 November)

100% of the booking total is due no later than 14 days before check-in (non-refundable).
3.4. Payments in Non-JPY Currencies
Guests are responsible for foreign exchange rates, bank charges, and any differences due to fluctuations. Refund amounts may vary for the same reason.
3.5. Payment Method
Payment is accepted by credit card via Square.
4. CANCELLATION
4.1. Winter Bookings (Check-In: 1 December – 31 March)

Cancellations within 30 days of check-in are fully charged.

Bookings made within 30 days of check-in are non-refundable.
4.2. Summer Bookings (Check-In: 1 April – 30 November)

Cancellations within 14 days of check-in are fully charged.

Bookings made within 14 days of check-in are non-refundable.
4.3. Guest Reductions
Reducing the number of guests after confirmation does not reduce the booking total.
4.4. Refund Exceptions
In exceptional cases, refunds may be granted at our discretion, minus applicable bank or card fees.
5. CHANGES TO TRAVEL DATES & TIMES
5.1. We cannot accept responsibility for delays or changes to arrival/departure due to flights or other travel issues; please claim via travel insurance.
5.2. Requests for changes must be made in writing. If accepted, we will provide written confirmation.
6. DAMAGE TO PROPERTY
6.1. Responsibility
Guests are responsible for any damage to the cottage, furniture, fittings, or common areas, as well as any resulting losses.
6.2. Wooden Floors
Damage caused by snow spikes or similar items is the guest’s responsibility. Repair costs will be charged in full (minimum JPY 20,000; large areas may exceed JPY 250,000).
